2,000-Square-Foot East Texas Lake House Garage Gets a Custom Flake Floor
A new garage may start with fresh concrete, but the construction process can leave plenty behind before the homeowner ever parks a vehicle inside. At this new-build East Texas lake house, the large garage floor already showed stains, marks, and construction residue while work on the home was still underway.
The homeowner chose to have the approximately 2,000-square-foot garage and adjoining areas professionally coated before the house was completed. Why Coat a Garage Floor During New Construction?
Waiting several years before coating a garage is not required. For some homeowners, the best time to finish the garage floor is while the house itself is being completed.
That approach made sense on this project. The garage was designed as a substantial part of the new lake house, with multiple garage bays and additional storage areas. Leaving the concrete unfinished would have created a very different look from the clean, modern finishes used throughout the rest of the home.
Coating the floor during construction also meant the homeowner could move into the property with the garage already finished. Vehicles, storage systems, tools, lake equipment, and other belongings would not have to be moved later for the floor installation.
The finished coating also gives the homeowner a surface that is easier to clean than unfinished concrete, which was one of the priorities for the project.
New Concrete Still Needs Proper Surface Preparation
New concrete does not automatically mean clean concrete.
By the time Epoxy Coat Masters arrived, other phases of construction had already left visible stains and marks on the garage slab. This is common on new builds as contractors, equipment, materials, and construction traffic move through the space.
The garage floor was mechanically prepared using commercial grinding, edging, and dust-controlled vacuuming to open the concrete surface before the coating system was applied.
This preparation stage creates the surface profile needed for the base coat to bond properly. It also removes surface contamination and gives the coating system a consistent surface to work with.
The before photos from this project show something homeowners do not always expect: a brand-new garage floor can already look used before the home is finished.
Five Garage Entrances Added Extra Detail to the Prep Work
This was considerably larger and more involved than a typical two-car garage.
The space included five garage-entry areas, and the concrete at those entrances had sloped sections that required additional hand grinding. Those areas could not be treated exactly like the large, open center sections of the garage.
The crew worked through the main floor with commercial grinding equipment and completed the more detailed edge and sloped areas by hand.
That preparation is especially important around garage-door openings, transitions, walls, built-ins, and other places where larger equipment cannot reach as easily.
The project was also completed while construction on the home continued, so scheduling and communication with the other contractors were part of the installation process.
A Custom Full-Broadcast Flake Floor for the New Lake House
The homeowner selected a custom flake blend for the garage.
A custom color was a good fit for this home because the garage was being treated as a finished part of the property. The final gray-toned blend works well with the white walls, black-framed windows, modern garage doors, and other finishes throughout the space.
The system began with a Permaflex rubberized urethane base coat. Polymer flakes were then broadcast to full coverage across the floor.
After the flake layer was completed, the system was finished with a high-gloss polyaspartic topcoat with an anti-slip additive.
The full-broadcast application creates the dense, consistent appearance visible in the finished photographs. Instead of seeing isolated flakes scattered across a solid background, the decorative flake becomes the visual surface of the floor.
Extending the Coating Beyond the Main Garage
The approximately 2,000-square-foot scope included more than the central vehicle-parking area.
Adjoining storage and auxiliary spaces were incorporated into the project so the finished flooring could continue through the areas connected to the garage.
That continuity makes a noticeable difference in a new home. Walking from the large garage into the smaller connected spaces does not create an abrupt transition back to unfinished concrete.
The finished photos show the coating continuing through doorways and into these additional areas, giving the entire garage portion of the house a more intentional appearance.
